Sunderland emerges as the most budget-friendly city in England, with average monthly mortgage payments as low as £408, representing 17% of the typical monthly salary for singles. In this city, a one or two-bedroom home carries an average price tag of £106,700, while the average income for a single person stands at £28,600.
Moving to the London area, Havering stands out as the most affordable borough, where a one or two-bedroom property averages at £305,200, around 7.3 times the average earnings of £41,600 for a single buyer. In Scotland, Aberdeen takes the spotlight as the most pocket-friendly location for single buyers, with average monthly mortgage payments amounting to £438, based on an average property value of £114,700.
Swansea leads as the most affordable place in Wales, with an average property price of £149,000 and typical monthly mortgage payments of £569. Zoopla highlights the challenges faced by single buyers, as lenders often evaluate affordability based on a single income rather than dual incomes. Single buyers make up about 39% of first-time property purchases, according to the analysis.
Richard Donnell, executive director at Zoopla, emphasized the increasing feasibility of owning a home solo due to rising incomes and favorable mortgage rates. He advised potential buyers to explore mortgage affordability tailored for singles, consider alternative locations, and choose the right property size to suit their needs. Donnell emphasized that purchasing as a singleton is a viable option for those looking to step into homeownership.
